#5: The First Tour
Nothing beats previewing property in person. The first tour is a 3-4 hour long appointment where we schedule 10-12 private showings.
#6: Additional Showings
Once we further narrow down your parameters, we will contact you as soon as new properties come on the market to immediately schedule a viewing.
#7: Property Selection
Congratulations! You’ve identified a property. Our next step is to make sure you select the property right for you.
#1: Comparative Market Analysis
Once you identify a target property, we research the neighborhood and surrounding properties to help you determine the fair market value of the property.
#2: The Purchase Contract
We prepare and review Hawaii’s Purchase contract with you to make an offer. We review all aspects of the contract and together determine an offer price.
#3: Negotiation
As your Buyer’s agent, we negotiate the terms and price on your behalf.
#4: Opening an Escrow Account
Once your offer is accepted, we open an Escrow Account. An Escrow Account is a neutral third party between the buyer and the seller safekeeping all funds throughout the transaction. Initial deposits are due at this time.
#5: Inspection Period
You will have an opportunity to have the property inspected by licensed professionals. We will assist in scheduling, coordinating, and attending all inspections with you including a professional inspection, termite inspection, final walk-through inspection and any other inspections deemed necessary on the property by the neighborhood or association.
#6: Due Diligence
We additionally provide you with:
Preliminary Title Report
Sellers Real Property Disclosure Statement
CC&R’s (Conditions, Covenants, & Restrictions) if any
Condo and/or Association Documents.
#7: Additional Research
We do additional research to resolve any issues arising from your review of all documents and inspection of the property.
#8: Tracking Timeframes
Time is of the essence. With the assistance of our transaction managers, we track all timeframes of the contract to ensure all deadlines are met.
#9: Escrow Signing
You’re almost there! We will accompany you and review all documents before you sign them.
#1: Key Transfer
Upon recordation, keys will be immediately delivered to you.
